Modus was commissioned to design the new headquarters for Lotus, located within the Grade II-listed Ragged School in Clerkenwell. The project balances industrial character with a refined, modern identity that reflects the brand’s evolution from hands-on engineering to lifestyle. Original features such as exposed brick, timber beams, and herringbone flooring were preserved, while a sculptural central staircase and mezzanine introduce volume and flow. Custom ribbon desking integrates power along the building’s perimeter, working with structural constraints. Flexible layouts, curtain-divided spaces, and minimal fixed branding ensure the space can adapt over time, supporting both the business and the brand’s future direction.
