Modus was commissioned to design and deliver a new London headquarters for an international technology and data firm. Spanning nine floors at N2 in Victoria, the 98,000 sq ft fit out challenges the idea of a traditional corporate HQ. Two sculptural staircases connect open-plan floors with mirrored layouts, shared terraces, and generous wellbeing facilities. There are no executive-only areas, just equal access to light, views, and space. Designed for growth, the workplace targets Net Zero Carbon and WELL Platinum, with SmartSpaces IoT enabling live performance tracking. A barista bar run by a local homelessness charity brings purpose into the everyday.
